For most people, buying a home will be the biggest investment in their life. At Brabec Custom Homes, we do our best to guide our clients through the entire process from lot selection, financing, and ultimately building their dream home.

Step 1. What’s your Budget?

  • The first and most important step when planning to build your dream home is determining your budget based on your needs. We can pair you with our industry leading mortgage partner to help qualify you based on our preliminary historical pricing data to see what is a comfortable budget for your family. Did you know you can build your dream home with as little as 0% down and you don’t have to sell your current residence while you build?

Step 2. Find your perfect lot

  • This is where our engineering expertise sets us apart from the rest. We work with the client to find the lot of their dreams and determine the cost of additional site work costs such as retaining walls, fill import/export, poor soil conditions, drainage , etc.

  • At this point in the process we will fly our drone and overlay the aerial imagery onto a site plan for the client along with our estimated additional sitework costs

STEP 3. DESIGNING YOUR DREAM HOME

  • At this step in the process, we begin to pair you with an industry leading Architect & Interior Designer to help bring your vision to life. The selection of the proper design consultants is crucial in making sure we achieve the style of home you desire while keeping you in your predetermined budget. Here is roughly what that process looks like:

    • Schematic Design - This is typically a rough floorplan and elevation. We provide pricing support off of our historical data to give you an estimate of cost within 3%. We help our client by taking their comments and delivering them back to the design team in a concise matter that is easy for all parties to understand and implement into their design.

    • Design Development - These Architectural and Interior Design Drawings start to add more detail and are closer to the final version of your house plans. Typically, the Interior Designer will have a PDF presentation showing most rooms of your house with photorealistic renderings of the actual spaces in your home. We work with the client and the design consultants to pick up any last client comments and make sure they are incorporated into the final Construction Drawings

    • Construction Drawings - These final set of drawings are what we will use to construct your dream home. At this point we coordinate with our subcontractors and engineers to ensure your home will not have any unforeseen constructability issues and ensure our budget is correct. We will deliver the final price of the home at this time.

  • After we have received all approved drawings from our consultants, we will render your home in 3D to ensure the final product is exactly what the client expects
